Laundry room with washing machine (shared with other property on-site). Workshop with freezer. Grounds and garden furniture (shared with owner and other property on-site). Private parking for 1 car. No smoking. Please note: There is a stream in the adjacent garden, 50 yards away. . This beautiful barn conversion, part of a former grain mill, is situated in the picturesque village of Bampton, with Tiverton, Taunton and Exeter easily accessible. It has bags of character and is perfect for a couple. Leat Cottage is a hidden gem, set in a peaceful retreat in the heart of a conservation area. The cottage is just 50 yards off Bampton high street with its shops, restaurants and cosy pubs, yet come through the five bar gate and into the garden, and you will find yourself in a tranquil haven. The River Batherm runs down the side of the garden, and there are beautiful open views over the surrounding fields and hills. Fluffy towels and Egyptian cotton bed linen are provided, and guests have shared use of the grounds with the opportunity to fish from the riverbank. The owners live on site with four very friendly pointers and a cat.
Leat Cottage is slightly quirky but very charming. Outside, iron steps take you up to the first floor sitting/dining room, with stunning views over the surrounding fields and hills. The small kitchen and double bedroom and small en-suite shower room are downstairs on the ground floor, with the little leat running past.
Bampton offers really good village amenities and is one of the gateways to Exmoor National Park with its stunning scenery, Exmoor ponies and red deer. The West Somerset and North Devon coastlines are an easy drive, as is access to the larger towns of Tiverton, Taunton and Exeter. Nearby are a number of National Trust properties, and within 5 miles, Wimbleball Lake offers fantastic walks and water sport activities. One friendly well-behaved dog is welcome, to share the fully enclosed garden with the ownerโs dogs. Extra dogs may be accepted upon request.
