Freshly renovated uniquely designed, very bright 2nd floor apartment furnished with antique& hand-picked design furniture, decorated with original artworks, hand woven carpets & Venetian mirrors.
The apartment is located in the heart of Budapest entertainment area in a recently reconstructed end of 19th century building just steps away from the famous Budapest Opera House, many theatres, bars, clubs & restaurants.
Budapest main Fashion Street, Andrassy Boulevard is just crossing Nagymezo street some 150 meters from where the apartment is located. The apartment is situated on the 2nd floor of a private residential building & accessible by a wide marble stairway & by elevator as well.
To ensure higher safety & privacy the apartment is separated from the staircase by a locked door & has its own terrace/foyer overlooking onto the inner courtyard & equipped with teak terrace furniture. The apartment features a suitable entrée, a large & bright dining room equipped – among others - with a dining table suitable even for 8 persons.
The bathroom has been fully refurbished & equipped with bath tub/shower, inbuilt washbasin with a huge mirror, plenty of storage space & an inbuilt energy efficient washing machine. The toilet is separated & equipped with a small wash basin with a mirror.
The full equipped kitchen is suitable even for preparing multiple course menus for dinner parties. The living room is accessible from the dining room and equipped with a 3 seater sofa bed (in" sleeping mode" serves as a queen size bed) a comfortable designer armchair & sitting couch from the same set.
The 48" Lcd Hd TV provides 130+ international TV channels. You can enjoy also DVD films on the DVD player. There is also a library in the living room containing hundreds of books in different (English/German/Italian/Hungarian) languages
A part of the living room has been turned into a study equipped with a writing desk with marble based lamp & a computer table.
The main bedroom (queen size bed with high quality mattress) is accessible from the living room & has large windows (shaded by wooden roll-up) to the street.
The second bedroom - also accessible from the living area - is separated by a high end design glass slide-door & equipped with a double bed & bedsides & a hotel style shelf/desk just by the large window overlooking the street.
You can play with the lights according your mood & occasion with the designer lamps placed around the apartment. You have wi-fi broadband internet all over the apartment. The apartment is fully comfortable for 4 persons, but can accommodate guests up to 6 persons.
The apartment has an entrée, separate toilette, spacious dining room, bathroom (with bathtub&shower), kitchen, living room with study, main bedroom and second bedroom on 75 sqms + private inner terrace/foyer.

House Rules
Dear Guest, you are very welcome in our apartment. As a guest, you are expected to respect the
house rules that pertain to the apartment and the community it belongs to. The apartment may not be
used as a party space but that of an accommodation for sleeping, eating, relaxing, etc. Please look at
the house rules thoroughly in order to avoid any problems to occur.
Not respecting the check-out time without previous agreement will incur in an extra charge of
50% of the published daily rate of the apartment in question.

The Management
Please note that the check out time is at 11:00 as we need to clean the apartment from 11:00 to
15:00 prior to the next check-in (15.00 is the standard check in time). In case of later departure
we can arrange you luggage storage at our storage partner/please consult the Info booklet in
your apartment./
1.
Please inform us immediately if you notice any problems upon arrival, inform us as well
if you discover any damage or omission of furnishings, lights or electrical appliances so
we may get the item repaired to ensure your stay with us is as comfortable as possible.
2.
Please turn off the lights when you leave the apartment; we try to keep prices at a reasonable
level and would like to conserve energy.
3.
Please lock the doors & the security grid securely behind you when you leave and ensure
windows are secured.
4.
Smoking is not allowed in the apartment, but you can light up on the balcony if you wish to.
Please use the ashtray placed on the outside windowsill & do not throw cigarette butts down
onto the street or courtyard. Breaching the non-smoking rule inside the apartment is
subject to a penalty of 250€.
5.
The lock of the entrance door is a special copy-protected coded lock, and as such the
replacement is very expensive. In case of loss of keys you have to count on a charge of 200€
due upon check-out/will be charged on your credit card.
6.
We expect you to treat the apartment, your neighbours and surrounding area with respect, in so
far as you are responsible for any damage which you cause.
7.
In case of any damage caused by the guests we are entitled for a full compensation upon
departure.

9. In case of excessive dirtiness upon check out an extra cleaning fee of 50€ will be charged.
We kindly ask you not to remove or rearrange the furniture or equipment of the apartment,
however if you still did it you are required to restore the original arrangement before checking
out.
10.
Noisy parties are not allowed. (Your neighbours are working people who need to get up early and
go to work every day so please respect the noise levels in the stairwells as well as in the
apartments.) The serious breach the behavior code can incur the loss of your deposit or even
immediate removal from the apartment.
11.
Please keep the apartment and all furniture, fitting and effects in the same state of repair and
conditions as at the beggining of occupation and leave the apartment in the same state of
general order in which you found it.
12. Please be aware that there is a pet surcharge in the amount of 10 Eur/day, which is payable separately directly to the accommodation.
13. Please leave the apartment clean and a good state upon departure.
14. If you behave in an unacceptable or aggressive manner to other guests, neighbours, staff of Rental Company or is suspected carrying out illegal activities on the premises, you will be asked to leave immediately and the appropriate authorities will be notified.
15. We can only achieve excellence in the service we provide if we continuously improve our service to you. Any feedback from guests will be greatly appreciated and will ensure we
